Simple, Honest Pricing

We charge 20% of realized rent, and we're transparent about exactly how that's calculated.

Most property managers calculate their commission on your gross booking revenue. We don't. We deduct platform fees first, then apply our 20% to what remains. We also never charge commission on cleaning fees, pet fees, or taxes. Those pass through to you in full.

Example:

Guest booking: $1,000

Airbnb platform fee (15.5%): − $155

Realized rent: $845

Our commission (20%): $169

Cleaning fees, pet fees, and taxes are excluded from the calculation entirely.

Setup Fee

Getting a property properly configured across all platforms, integrated with our systems, and ready for launch takes real work. We charge a one-time setup fee of $300 to $750 depending on the size and complexity of the property. Owners bringing on multiple properties at once receive a custom fee that reflects the combined scope. Professional photography can be coordinated through our preferred photographer at an additional cost. We handle all the staging and scheduling so you don't have to.

Monthly Technology Fee

We charge $50 per property per month to cover the technology that keeps your property running smoothly: security camera subscriptions, smart lock automation, web hosting, and our property management platform. This fee is waived any month your property nets more than $5,000 in realized rent, so it only applies when your property is in a slower period.
